Kitchen Renovation in Toronto
Back to the studs and back again. The strip-out, done under containment while you still live there; whatever we find in the walls, dealt with; then the walls, ceiling, floor and paint. Cabinets and counters come from your supplier. We do everything around them.

A kitchen you are still living in.
Most kitchens are renovated in a house that is occupied, which means the dust has to stay in the kitchen. The room is sealed in poly, the air is drawn out through a window on a negative-air machine with a HEPA filter, and the rest of the house carries on. The photographs on this page are that set-up, on a real job.
Behind the cabinets is where the surprises are: a leak under the sink that ran for years, a vent that was never connected, a wall that was opened and closed by somebody in a hurry. In a house built before 1990, the plaster, drywall compound and sheet flooring can contain asbestos, and they are tested before they are cut.
Cabinets and counters are the part you choose from a supplier, and most suppliers fit their own. We have the room ready for them, flat and level with the services where the plan says, and come back for the finishing after.
How it works
How a kitchen runs.
Look
What you are planning, what is there now, and what the walls and floor are likely to be hiding. The age of the house decides whether anything is tested.
Test what needs testing
Samples of any pre-1990 material that will be disturbed go to an accredited lab before the strip-out. Untested is treated as positive until the result is back.
Strip out under containment
Poly on the walls and doorways, negative air out the window, the old cabinets, tile, board and flooring bagged and out the door. The rest of the house stays clean.
Fix what was found
Water damage dried and verified, mould removed properly, soft subfloor replaced. New plumbing and electrical runs are licensed trades, arranged as part of the job.
Walls, ceiling, floor
Board and tape, pot lights by a licensed electrician if you want them, the floor laid, the room primed and painted, ready for the cabinets.
After the cabinets
Once your supplier has fitted the cabinets and counters, we come back for the backsplash wall, the final paint and the clean-down.
$295 for the on-site assessment, and it comes off the price of the work when you go ahead with us. Conditions apply: the work has to come to $2,500 or more, and the deposit has to be paid within 30 days of approval. If the material tests clean there is nothing to remove, so the assessment stands on its own — which is usually the cheapest result there is. Laboratory charges are separate either way, because the lab invoices us whether or not the work goes ahead.

Questions
What people ask us.
Do you install the cabinets?
Your cabinet supplier usually fits their own, and the warranty often depends on it. We have the room ready for them, flat walls, a level floor, water and power where the plan says, and we come back after they are in for the finishing.
Can we stay in the house?
Usually, yes. The kitchen itself is out of use and sealed, and the rest of the house is kept clean by the containment. We tell you before we start how long the kitchen is closed, and the plan sits on your page.
We only want it stripped out.
That is a job on its own: the strip-out under containment, the waste gone, the room left clean for whoever comes next. Say so on the form and we quote it that way.
What about pot lights and new outlets?
A licensed electrician does the electrical work, scheduled as part of the job while the ceiling and walls are open, which is the cheap time to do it.
What does it cost?
A fixed price in writing once we have looked and measured, for the parts that are ours. If the strip-out finds something the price did not cover, we show you and price it before going further.
