Before anything else

Before we arrive

What you do in the first hour decides how much of this is salvageable.

Flooding or burst pipe

  • 01Shut the water off at the main valve.
  • 02Kill power to the affected area — only if the panel is dry and you can reach it safely.
  • 03Photograph everything before you move it. Your insurer will want it.
  • 04Lift what you can off the wet floor. Don't lift anything heavy or soaked.

Asbestos found on site

  • 01Stop work. Right now. Put the tools down.
  • 02Leave the material completely undisturbed.
  • 03Get everyone out and close the interior doors behind you.
  • 04Shut off the furnace and A/C so the ductwork stops carrying fibres through the house.

Mould

  • 01Don't scrub it and don't bleach it. Both release spores.
  • 02Don't point a fan at it — that spreads it room to room.
  • 03Find the water source and stop it, or it comes straight back.
  • 04Keep the door shut and stay out of the room.

    Removal under full compliance with Ontario Regulation 278/05, followed by clearance air testing so you have documented proof the space is safe.

    Scope, photos, waste manifests and clearance results — the file your insurer, your buyer or your property manager will ask for later.
