Visual inspection
A technician reviews the suspect material, its condition, and the surrounding area, and documents everything with photos and notes.

Sampling (where appropriate)
If the material can't be ruled out visually, small samples are collected under controlled conditions and sent to an accredited laboratory. You are never asked to collect a sample yourself.

Laboratory analysis
The lab reports whether asbestos is present and, if so, the type and approximate percentage. Turnaround depends on the lab and whether expedited service is requested.

Safety: Do not scrape, cut, sand, break, lift, sweep, or collect a sample yourself. Keep people away from any damaged material.

- Full coverage of the material in question
- Condition and damage, using your camera's zoom rather than getting closer
- Edges and transitions, without touching the material

Common questions
Can you tell if something contains asbestos just by looking?
No. Age and appearance can raise suspicion, but only laboratory analysis of a properly collected sample can confirm whether a material contains asbestos. That's why untested suspect material is routed to sampling rather than priced for removal.
How much does an inspection cost?
A core-GTA visual inspection starts near $295. Adding laboratory samples increases the cost depending on how many are taken. If you go ahead with the work and it comes to $2,500 or more, the base inspection fee is credited against the price — laboratory and extended-travel charges stay separate.
Do I need testing before a renovation?
If your building predates the phase-out of asbestos-containing materials and you plan to disturb walls, ceilings, flooring, or mechanical insulation, testing the affected materials first is the safe and often legally required step before work begins.
