What actually matters
You don't have a mould problem. You have a water problem.
Mould needs three things: moisture, something organic to eat, and time. Your house already supplies the second and third — drywall paper, wood, dust, insulation. Moisture is the only variable, which means it's the only one worth attacking.
This is why mould comes back. A crew scrubs the visible growth, treats the surface and leaves. Nobody traced the leaking hose bib, the condensing cold-water line, the blocked soffit vents or the grading that sends rain toward the foundation. Six months later it's back in exactly the same spot, and the homeowner assumes the remediation failed. It didn't — it was never a remediation, it was a cleaning.
Every job we take starts with finding the water. Sometimes that means we tell you to call a roofer or a plumber before you call us back, which costs us the job in the short term and saves you paying us twice.
Before you touch it
- Don't scrub it. Disturbing a colony releases spores into the air you're breathing.
- Don't bleach it. Bleach is mostly water — on porous material it kills the surface, leaves the roots, and adds moisture.
- Don't point a fan at it. That's the fastest way to move a one-room problem into the whole house.
- Don't paint over it. Mould-resistant paint is for preventing growth, not burying it.
- Do keep the door closed and stay out of the room.
- Do photograph it before anything changes, in case there's an insurance claim.
Common locations
Where we find it in GTA homes.
Basements
Foundation seepage, condensation on cold walls, an old flood nobody dried properly. Behind finished basement walls is the worst case — the drywall looks fine from the room while the back of it is covered.
Attics
Usually a ventilation problem, not a roof leak. Bathroom fans vented into the attic instead of outside, or soffits packed shut with insulation. You'll see dark staining across the underside of the roof sheathing.
Bathrooms
Behind tile, under vinyl, inside the wall around a shower valve. Grout that's gone soft or dark is often the visible end of something considerably larger behind it.
Behind drywall
The one people don't find until demo. A slow supply-line leak or a failed window seal can feed a wall cavity for years. If a room smells earthy and you can't see a source, the source is behind something.
Crawl spaces
Bare earth floors, no vapour barrier, poor airflow. Whatever grows down there doesn't stay down there — air moves upward through the house and carries spores with it.
Around windows
Condensation on older single-pane and early double-glazed units, running down into the sill and the wall below. Common in the 1950s–70s housing stock across the GTA.
Why partial jobs fail
Half a house isn't remediated.
A building shares air. Your furnace pulls from returns on every floor, pushes through the same ducts, and mixes it all together several times an hour. Warm air rises, cold air falls, and spores travel with it.
So when a basement is remediated properly while active growth is left untouched upstairs, the clean basement gets re-seeded through the ductwork. It doesn't happen overnight — it happens over the following months, and by then the connection isn't obvious. The homeowner concludes the basement job failed.
This is why we survey the whole property before scoping anything, even when you've only called about one room. If we find something upstairs we'll tell you, and if the honest answer is that a survey is all you need right now, that's what we'll quote.

Inspection & testing
Visual survey, moisture meter readings and air or surface sampling where it's warranted. You get a written finding — including when the finding is that you don't have a problem worth spending money on.
Mould remediation
Containment, negative air, controlled removal of affected porous material, HEPA cleaning and antimicrobial treatment of what stays. Full mold remediation on basements, attics, bathrooms and wall cavities.
Clearance testing
Post-remediation air sampling to confirm levels are back to normal, with results in writing. This is the document a buyer, insurer or property manager will eventually ask you for.

Inspection
We survey the property, take moisture readings, and look for the water source rather than just the growth.
Testing where it's needed
Air or surface sampling through an accredited lab when the situation calls for it. We won't sell you testing you don't need to make a decision.
Fix the source
Remediation before the water is stopped is wasted money. If the fix is outside our scope — roofing, plumbing, grading — we'll tell you plainly and you can sequence it properly.
Containment
Poly barriers and negative air pressure so the work area stays isolated. HVAC shut down and returns sealed so nothing travels through the ducts.
Removal
Affected porous material comes out and is bagged inside the containment. Non-porous surfaces are HEPA vacuumed, wiped and treated.
Drying
The structure is dried to verified moisture readings before anything is closed back up. Sealing damp framing behind new drywall just restarts the clock.
Clearance and handover
Post-remediation verification, then the full file: scope, photos, moisture logs and clearance results.
$295 for the on-site assessment, and it comes off the price of the work when you go ahead with us. Conditions apply: the work has to come to $2,500 or more, and the deposit has to be paid within 30 days of approval. If the material tests clean there is nothing to remove, so the assessment stands on its own — which is usually the cheapest result there is. Laboratory charges are separate either way, because the lab invoices us whether or not the work goes ahead.

What people ask us.
Is black mould actually dangerous?
“Black mould” usually refers to Stachybotrys, but plenty of harmless moulds are also dark, and colour alone tells you very little. What's established is that damp indoor environments and mould growth are associated with respiratory symptoms, and that people with asthma, allergies or compromised immune systems are affected more. We're remediation contractors, not doctors — if you're worried about symptoms, speak to your physician. What we can do is remove the growth and stop the moisture feeding it.
Can't I just clean it with bleach?
On a hard, non-porous surface like tile, a small amount of surface mould can be cleaned. On porous material — drywall, wood, insulation — bleach kills what's on the surface while the growth inside the material survives, and you've added moisture to a material that already has too much. Anything beyond about a square metre, anything recurring, or anything on porous material needs proper removal.
How much does mould removal cost in Toronto?
It depends on the area affected, whether it's inside wall cavities or on the surface, how accessible it is, and how much material has to come out. Containment setup carries a fixed cost regardless of size, so small jobs cost more per square foot. We quote a fixed price after an inspection.
Does insurance cover mould?
Sometimes, and it usually turns on the cause. Damage from a sudden event — a burst pipe, a failed appliance — is more often covered than damage from a long-term leak or ongoing humidity, which many policies treat as a maintenance issue. We can't tell you what your policy covers. What we do is document the cause, the extent and the work thoroughly enough that your adjuster has what they need.
How long does remediation take?
A contained single-room job is often two to four days including setup, removal, drying and clearance. Attics and multi-room jobs run longer. Drying time is the part that can't be rushed — we work to verified moisture readings, not a schedule.
Do I need to move out?
Usually not. Containment and negative air are designed to keep the work area isolated from the rest of the house. For large jobs, work in the main living areas, or households with vulnerable occupants, we'll tell you honestly if we think you'd be better off staying elsewhere for a few days.
What if there's asbestos behind the mould?
In older GTA properties this comes up regularly — you open a wall to remove mould-affected drywall and find asbestos-containing joint compound or pipe wrap behind it. We're Type 3 certified, so we handle both under one scope instead of stopping the job while you find a second contractor.
